A: Under California law, you may have grounds to sue both your tenant and your property manager. The tenant's threats and assaults, combined with the property manager's failure to take appropriate action despite being aware of the dangers, could be grounds for a personal injury or negligence lawsuit. Additionally, the property manager's refusal to change your locks or relocate you, while allowing other tenants to move, may indicate discriminatory practices.

You should document all instances of threats and assaults, as well as your communications with the property manager regarding your safety concerns. This evidence will be crucial in supporting your case. Given the severity of the situation, including the bomb threat, you may also want to consider filing a police report if you haven't already done so.

Consulting with a lawyer who handles personal injury and housing discrimination cases would be beneficial. They can provide specific legal advice tailored to your situation and help you understand your rights and the potential outcomes of a lawsuit. You may be entitled to compensation for emotional distress, financial losses, and other damages resulting from this ordeal.
