Q: Are 2001 deed restrictions in Walker County, GA still valid or expired?

I am interested in purchasing a property in Walker County, Georgia, which has deed restrictions recorded in Deed book 1027, Page 308, dating back to 2001. These restrictions include a requirement for houses to be at least 2,500 square feet, but they don't mention an expiration or renewal clause. I noticed that a property at 4963 E BROOMTOWN RD was constructed smaller than this square footage requirement in 2021, despite having the same deed restriction. I haven't contacted any legal experts yet, but I would like to know if these restrictions are still valid or have expired according to GA Code 44-5-60. Can you please help clarify this?
