Q: i have tenant who lease is up on March 1st as a landlord can i accept the rent for March then give them a 30 day notice

Yes, you can accept the rent due for March, and file the 30 day notice. You cannot accept rent for April, however, if you intend to follow up with a 3 Day Notice to Vacate and proceed with filing for eviction if the tenant does not vacate.

Yes, the landlord is permitted to refile the complaint for eviction for future nonpayments. The dismissal would only cover the prior eviction. If you do not pay timely in the future, the landlord can file again.
