Q: I signed a Business lease 2 days before and today the city hall told me i can have my kind of business there. What i do?

I signed a business lease contract to 4 years term to start on 10/10/17 to a small party host place to kids parties. I was in the city hall asking about the place and two staffs told me that it was okay to this kind of business that i want, then i signed the contract with the landlord.

Today, just 2 days after my lease start, the inspections of the city hall told me that to open it, i need do a lot changes inside of the place and that the landlord will need do changes too outside of the place and everything will be very expensive to me and to the landlord. Also they told me that is supposed the landlord know that before signed the lease., then they told me that is better cancel the lease contract.

What i can do to break this contract and have my money back with no penalty? (First, last and deposit).

Can i sue the staffs of city hall that give me a wrong answered that make me enter in this big lost?

A: If you are unable to facilitate the purpose for which you entered into the Lease, the Lease can be made void. You will need to review your documents with an attorney for the proper guidance as to how to proceed from here. Best of Luck! Jennifer

A: Would see the lease, of course, but there may be a termination provision about law violations.

A: You would need to hire an attorney to review the lease and argue "frustration of purpose" that you cannot use the space for your business. Suing the city would be a waste of time and money as uneducated staff giving opinions is not actionable (and you should have had an attorney to do any business lease/deal and done due diligence really)
