Q: I had a home inspection and the inspector said that there were major roofing issues.

The home inspector said that I had to get a roofing expert to further exam the roof. Who should pay for the certified roofer myself or the sellers.

Should the home inspector had given me an estimate of how much the repair would cost.

A: Your inspector seems to have told you that much of what he or she knows and seems to have been astute enough to tell you what he or she doesn’t know.

And since you are the one who wants a certified roofer it would appear that you would have to pay for the roofer, if you’re the one who wants the roofer.

A: A home inspector is not an estimator. He’s done his job if he’s warned you of a problem. A home inspection isn’t an estimate for the prior owner to use in fixing their home. It is a warning to you of a problem. You may: 1) timely exercise your rights to step away from a problem; 2) negotiate an extension of the inspection as long as the amendment is timely; 3) accept the house as it is and continue to closing. You are forewarned so you are forearmed.
