It is illegal to do so in an unhosted setting. But even where allowed by the controlling statute an STR likely is a breach of the lease. If caught with a short-term rental there is a risk of a significant fine from the NYC Department of Buildings and eviction. To the best of my knowledge, Airbnb respects the controlling statute [https://www.brickunderground.com/rent/local-law-18-registration-requirements-for-short-term-rental-host-banned-building-list-nyc] and does not allow hosts in multiple dwellings to offer a short-term rental. https://www.nyc.gov/site/specialenforcement/stay-in-the-know/information-for-hosts.page
