Q: Neighbor cut down a tree on my property without permission. What can I do?

I recently discovered that my neighbor cut down a tree that was fully on my property, close to the boundary line, without my permission or a permit. The tree was over 25 years old and fully grown, more than 10 feet tall. My property now looks empty and has decreased in value since the tree was the only one in my front yard. My brother made an informal agreement with the neighbor to replace the tree, but no details about the type or size of the replacement tree have been discussed. I haven't contacted local authorities or sought legal advice yet. What steps should I take to address this issue and possibly restore my property's value?
