Q: Is a codicil that allows someone to live in one's home still valid after the deed has been changed?

My father had a codicil drawn up about 23 years ago that would allow his lady friend to stay in his home until she died or moved. The house was deeded in his and my late mom's name. He died in 2012. About 7 years before then he added my one brother and me to the home deed. It has become a... View More

The term is defined differently for different purposes, and your question is not sufficiently narrow enough to give the context in which you would like the definition applied. For example, Maryland permits religious entities such as churches to incorporate as a religious corporation, and the term... View More

Whomever is the lawful owner of the property now has the authority it grant permission. Past permission granted by deceased owners is no longer effective. You clearly advise all passengers before recording them that you record them on video and audio while in your car. If they get in and ride with you after that notice, they have consented and it is legal. You cannot record audio in Maryland without the knowing consent of the other person. It is a... View More

That’s pretty much it. Getting a judgment is just half the battle. Collecting it is the hardest half. A money judgment in MD is enforceable for 12 years, and earns 10% simple interest per year. Before the expiration of the 12 year term, you can file a written request/notice to renew the judgment... View More

The problem you will have is with transferring title. You will need to run the tags or, if no tags, the VIN, to try and identify the current titled owner, and secure the title transfer. If you can’t do that, there is a legal procedure set forth in the Transportation Code (link below) for the... View More

If the scratches are preexisting, you would win. But if they are not, your neighbor would have a valid claim against you. I can't see them filing suit as a practical matter but you never can tell. Ethically, if you son's bike caused the damage, you should pay for it.
