Q: Tenant owed 5 month rent and 1k water bill

Tenant owed 5 month rent and 1k water bill due to eviction ban and no shutoff utility as Covid19. Township can't get the bill paid but decided to add the water bill to landlord property tax. Is it correct? what I should do except file eviction? Thanks!

In most jurisdictions, a water bill is a lien on the land, and so ultimately is the responsibility of the property owner. That is why many landlords elect to keep the water bill in their name and charge the tenant for the water either as part of the rent or additional to it.

Q: Can a tenant refuse to move out due to pandemic once I sell the house and our agreement has expired?

An oral agreement was made after written lease was up . Oral agreement is until end of Oct but She says She wont look for a new house because of the pandemic She pays rent on time every month.

Whatever oral agreement you had with the tenant is not enforceable--because everything dealing with land and real property must be in writing and signed by both parties.

Q: I can landlords raise rent during pandemic?

I live in a trailer park in albany Oregon and am told rent is gonna be raised in October. Is that legal during a pandemic considering a no eviction thing was passed earlier?

There is a ban on terminating a tenancy without cause and for non-payment of rent during the pandemic. There is no ban on raising rent so long as the other requirements are met - at least 90 days prior written notice, the raise does not violate the statutory maximum, etc.

Q: i am 64 years old and been living in my apartment for over 11 years. the last couple of months my rent has been paid

late due to the pandemic. i dont have a lease and my landlord wants to evict me claiming he wants the apt for his son. can i be evicted?

I am sorry to hear about your situation. Your landlord will have to take you to court to evict you.

Odds are a judge will give you time to find a new place. So, technically you can be evicted, but probably not any time soon. You should start looking at assistance programs that may help...

I suggest that you call the police when he comes. This is a violation of your rights as a tenant, and potentially can be a defense to an eviction proceeding or a claim in Small Claims for invasion of privacy, and denial of your right to quiet enjoyment of the premises.

If you have not paid rent, then you can be evicted. Venue will basically be the County and State of the leasehold. If you do not pay what is demanded, then the landlord can sue you in that County, but will have to try to collect any Judgment against you. If there was a security deposit, than that might be something to sue for.
