In New York only a Professional Land Surveyor may prepare a new survey and made corners.

Retrieve your title insurance policy, contact the title company and have it cleared by them since this is what a title policy is intended to address.

If the deal does not state that title is held as joint tenants with rights of survivorship then the deceased person’s share Will pass pursuant to the terms of that person’s will or pursuant to the laws of intestacy.

Q: I had a home inspection and the inspector said that there were major roofing issues.

The home inspector said that I had to get a roofing expert to further exam the roof. Who should pay for the certified roofer myself or the sellers.

Should the home inspector had given me an estimate of how much the repair would cost.

When doing a title search for me will they search in New Jersey based upon my NJ address, or use my NJ address to see if i have liens in Penn?

The search will typically be conducted in the county where the real estate is located except if your lender for example suspects something and wants to look elsewhere for something.

I have a deed that has 3 owners property was deeded with 1 deed at the same time and all owners had equal shares and rights. Is this a tenants in common or joint tenancy deed? If 2 died would it enter probate?

Absent specific language reciting joint tenancy the default status is tenants in common.

If contracts were never yet signed then you have no deal to yet even cancel.
