Q: My husband left the house, can I change the locks?

He left for a few days, didn't answer phone calls or text messages. He came back to the house while I wasn't home with the police. He took the dog and some of his belongings. Can I change the locks to the house if I tell him I'm doing it?

Are both your names on the deed for the house? You can change the locks, but it is the marital home, so he can come back and get them changed to regain entry. If you file for divorce, you can seek a temporary order for possession of the house while the divorce is pending. Use the Find a Lawyer... View More

Q: What is the legal definition of premises? Is it just the rented property or the neighbors property as well?

There is no one legal definition. Or if a legal definition were given, it might not be helpful to answer your situation. Typically, the definition would be found in the text of the document that is granting rights in those premises. If it is a deed, then the premises are the legal description... View More

If you gave landlord your forwarding address before you left, landlord must give you an itemized list of any deductions to your security deposit within 30 days. If he did not, then you can sue him for double the amount wrongfully withheld plus your attorney fees. Use the Find a Lawyer tab here on... View More

What is the value of his things? Is it enough for him to actually go to court? Has he responded to your text messages to come and get the things, so that you can prove he was notified? Can you print out those text messages to show a court if he actually sues you? Send him a written notice by... View More

Many older roofing materials were made using asbestos. They are not a problem if in good condition. Did you have a home inspection when you bought the home? Was the roof inspected? Did the seller say the roof was not-asbestos? Unless the roof was misrepresented to you, then the loan being FHA... View More

It's really unclear what happened from your question. Did you send money or was he supposed to receive a product? Have you made any efforts to straighten the situation out? Do you think you were swindled or could it simply be a mistake? If you were swindled, if the person had no intention of... View More

You'll need to follow the procedure for making a claim against the political entity that towed you--town, borough, county etc.

Start by making a claim.towing and storage tend to be (legal) scams.

Q: My son purchased a cat from a county animal control center in Ohio and the cat became very sick within 24 hours

He took the cat to an emergency veterinary clinic and has already paid a $400 deposit and may incur another $400 of charges for them to treat the sick cat - what is the responsibility of the animal control center that gave him this sick animal - can he recoup any of these veterinary fees?

That will depend upon the terms of the contract between your son and the animal control center. My guess is the contract will say all animals are purchased as is with absolutely no guarantees as to their health.

Safest to do it in the county where the defendant resides that should avoid any jurisdictional headaches.

Anyone can file an action in small claims court. Just go to your local municipal court clerk of courts office and ask them for the paper work.
