A so called land contract is actually a lease with option to purchase. You do not own anything. It will take awhile for the eviction process to remove you from possession. The CARES Act provides that if you have an arrearage, that money will be withheld from the stimulus money.

Q: Looking for a lawyer to help recover goods stolen by a fulfilment company in Kentucky.

Q: How do I collect on missed rent even though the tenant has moved out a month after?

I would review the documents provided by the program under which your housing is subsidized. Just pull the documents directly and see what they say. Q: Purchasing Real Estate from LLC, and a Member passes away before closing

We are under contract to purchase properties from a a Kentucky LLC. The members are a husband & wife. The husband passed away last week. How does something like this effect/delay a closing date?

Depending on the structure of the LLC, and assuming decedents interests pass to his wife. You should be able to close on time or with a short delay. However, if decedents interests pass to someone other than his wife, that’s could be problematic.

You need to contact an employment lawyer near you to review the case. You also should report their fraud to the Insurance Commission and the Labor Board. Both may be able to help you.

You may have a claim for wrongful repossession and damages if the loan was not in default. Consult a debtors rights lawyer.

Q: Can you back out of a home contract if the seller doesn't have the house ready by the date on the contract??

I was given 3 different dates on when the house was going to be ready by email, text messages, and voicemails finally they drew up a contract for December 20th, 2019. And now they are telling me it will January 31st 2020 before its ready but I dont think they are going to reach that deadline either.

You have a one third undivided interest in the property. If the three of you cannot agree, you can file suit to either sell the property or buy the two cousins out.

That depends on a number of additional factors. An LLC is almost always better than nothing. And the S-election requires an entity to be accepted. So the LLC is essentially a foregone conclusion. The question becomes to s-elect or not.
